Multiple lease extensions

Lease extensions for 15 leaseholders of flats where the leases had less than 70 years left to run. The leaseholders had already negotiated a price with the landlord and required assistance in agreeing the terms of the new leases and working towards completion. Discussion with lenders was involved and terms were agreed to the satisfaction of all parties and the new leases were registered.

Help to Buy property purchase

Acting in connection with the purchase of new build properties with Help to Buy involvement. Acting for the purchasers on a local new build site, who in addition to mortgage funding, also agreed an equity loan with the Homes and Communities Agency. This involved quite substantial preparatory work, and ensuring that we could meet all the requirements.

Unregistered land with lots of complexities

Acting in a matter where the client was purchasing unregistered land with several parts. The property had been the subject of historical inheritance and additional purchases before the requirement for compulsory registration. Investigations of old documents were required as was the preparation of a plan which would be acceptable to the land registry, incorporating the various parcels of land which had been purchased at different times.

Purchasing a listed property

Acting for a client in the purchase of a listed property. The sellers of this property had undertaken various alterations and additions and investigations were required of the relevant permissions, as some works were completed before the listing, and some after.
