Fees

It is understandable to be concerned about the costs and disbursements involved in a property transaction. When you contact us we will provide you with a detailed estimate of our costs, which will include all third party payments such as stamp duty, land registry fees, estate agents fees and search fees to ensure that you have no nasty surprises.

Information is key

Buying a property is possibly the biggest financial commitment you will make in your lifetime and therefore expert, professional advice is fundamental to protect you and your investment both now and in the future. We make a wide range of searches and enquiries to ensure that you are fully informed about issues affecting the property, such as legal title, local planning and the risk of flooding. We routinely deal with the sale of properties, often at the same time as a connected purchase. It will be necessary for us to supply a full package of papers to your buyers’ solicitors, including information forms which need to be completed by you as the seller. Once received the buyers’ solicitors will no doubt have questions which we will deal with on your behalf, if necessary based on information we ask for from you. We will deal with all documentation and guide you through the entire process, whilst all the time ensuring that we keep you up to date as to the progress of the matter.

Mortgage matters

The property in question, whether you are buying or selling, may involve dealings with a mortgage and our property team are members of the solicitor panels for all major lenders. We will therefore be able to advise you in regard to any mortgage and accept or repay mortgage funds directly negating the need for the mortgage company to instruct alternative solicitors, which will in turn assist in reducing costs and the possibility of delays.

Keeping you informed

You will be consulted and kept informed throughout the transaction, whether you are selling or buying. We will also liaise with your estate agents, the solicitors acting for your seller or buyer as well as other parties which may become involved in the transaction, such as your surveyor.
